Next-Generation Data Centre Developer Receives Strategic Investment from Boultbee Brooks Real Estate

SUB1, a new breed of data centre developer, today announces a strategic investment from Boultbee Brooks Real Estate to accelerate its mission of transforming how technology companies access high-performance infrastructure. Unlike traditional colocation providers that operate on multi-year development timelines, SUB1 focuses on delivering AI-ready capacity in the near term, both faster and more cost-effectively.

By redeveloping suitable brownfield sites in industrial estates and business parks – locations with existing or potential on-site power – SUB1 can rapidly deploy high-performance data centres. These facilities are designed for single-occupier use, available for purchase or exclusive lease, enabling companies to establish dedicated infrastructure without the long wait or high costs associated with greenfield developments.

Dominic Rumsey, founder and chief executive officer of SUB1, stated: “The AI boom demands a different approach to data centre deployment. Our model is built on speed and flexibility, delivering tailored, high-density infrastructure in months, not years, and at a more competitive cost. Companies can take control of their AI hosting strategy today rather than waiting for traditional colocation options to catch up.”

As AI adoption accelerates, cutting-edge compute infrastructure from manufacturers like Nvidia requires advanced cooling solutions. Many next-generation GPUs necessitate liquid cooling, including direct-to-chip technology, rather than conventional air cooling. SUB1’s facilities are purpose-built for specialised workloads, ensuring efficient, high-performance environments for AI applications.

“We see immense value in SUB1’s ability to move fast, repurpose existing infrastructure, and bring much-needed AI-ready capacity to market in record time.”

With an ability to bring AI-ready data centres online in a fraction of the time required for conventional builds – and at a lower cost – SUB1 is set to redefine the industry by making high-performance compute infrastructure available when and where it’s needed most. To drive its rapid growth, SUB1 has secured a major investment from Boultbee Brooks, with several facilities set to go live soon.

Commenting on the investment, founder Clive Boultbee Brooks commented: “Boultbee Brooks has a long history in property investment and, in recent years, has been actively investing in renewable energy. Data centres represent a power-intensive real estate opportunity, making this sector a natural next step for us.

“We see immense value in SUB1’s ability to move fast, repurpose existing infrastructure, and bring much-needed AI-ready capacity to market in record time. Additionally, providing the option to integrate our renewable energy pipeline with SUB1’s developments will accelerate the launch of sustainable, environmentally friendly facilities tailored for the AI-powered future.”

“For years, the industry has struggled to quickly deploy small edge data centres, and now it’s unable to keep pace with the ultra-high-density power needs of AI. SUB1 is here to solve both challenges.”

Replying on the investment, Rumsey continued: ” We are thrilled that Boultbee Brooks has chosen SUB1 as their first data centre investment. Their expertise in property and renewable energy will be invaluable as we bring this disruptive model to market, offering cutting-edge performance, strong commercial returns, and environmental benefits to a new class of customers. For years, the industry has struggled to quickly deploy small edge data centres, and now it’s unable to keep pace with the ultra-high-density power needs of AI. SUB1 is here to solve both challenges. Our approach not only allows customers to build data centres tailored to their specifications but also gives them the option to own them outright, delivering both strategic control and significant shareholder value. ”

About SUB1

SUB1 is a new class of data centre developer. We search brownfield sites for existing buildings in locations with power availability that are suitable for converting to data centres in the 1MW to 20MW range for mid-size facilities and 50-100MW+ for large data centres. SUB1 handles the change of use and planning permissions for security, ventilation and outdoor plant, including all necessary designs. Our experts can fitout the data centre for you or we leave it to you. Crucially, we want you to be the beneficiary of the value we’ve helped you to create, so we offer the option for you to buy the new facility outright.
