SUB1 is a proprietary data centre developer, creating facilities that are available for lease or freehold sale, as well as supporting clients to develop their own data centres. We also offer off-market colocation capacity, available at the sites we develop.

SUB1 works directly with funds, operators and large consumers of data centre space. This direct engagement means SUB1 has a holistic view of the commercial data centre market. Knowing what the market wants means SUB1 can develop sites given the market's direction of travel .

Proprietary Development

SUB1 is a "day-1" developer, creating shell & core data centres by acquiring sites, obtaining power and permissions, and developing the property to bespoke requirements or use cases. These assets are then leased or sold.

Client Site Development

SUB1 sources both on and off-market powered and permitted development sites. In-house feasibility is done to advise on the technical and commercial viability of the sites, to speed-up and de-risk data centre development projects.

Off-Market Colocation

SUB1 has advanced visibility of new colo capacity coming to market. This means that our clients can secure commercially preferential pre-let colocation agreements, at first-entrant prices, ahead of the competition.
