Located 28-minutes by train from Central London (Liverpool St.), close to Nvidia's Cambridge-1 and the new Google data centre, the property is a stand-alone building of new construction and possesses all relevant permissions (for both external plant and usage as a data centre, without restrictions on noise or water consumption).
Existing utility power is 6.6MVA, fed from diverse substations (2x 3.3MVA). There is also an option to upgrade one of the 3.3MVA feeds to 11MVA, taking the total power at the site to 14.3MVA in 2027. The firm offer from the utility provider will be novated to the new owner.
The property has an unconditional wayleave through a purpose-built duct that connects the site to fibre providers along the railway line. A carrier data centre also neighbours the property. The property has been constructed with a high spot-load slab, to cater for direct liquid cooling, and high eaves to also allow for a free-air cooling system. Louvred aluminium screening is also permitted to allow the new owner various external plant options.
The property is currently a powered shell with security fencing (no HVAC or switchgear) and has limited fitted office space on the 1st floor. The property is available for long-term lease or sale.

Located just south of the state boarder with Virginia, close to the fibre route between Atlanta and the Ashburn fibre-hub/Washington DC, this property is being sold as a package with a joint venture partner.
The property itself is 30,000sqft, with 60,000sqft pad to the rear. The property title is clean and the zoning is appropriate for use as a data centre. There is 15MVA of power present at 208v, across multiple transformers. Duke Energy (the DNO) have provided an LOA (load letter) to upgrade this to 25.8MVA at 480v.
JLL have conducted the relevant surveys and lined-up a civils contractor to either remediate the existing structure or build a new structure in its place. Upon purchase of the property, these agreements will be novated to the new owner to execute at will.

Located close to the centre of the UK's 2nd largest city, this free-standing building is newly renovated and offers 38MVA of total utility power from a dedicated 132kV substation. The proposed design caters for either a single floor (22,000sqft) of high-density cabinets (as the slab has been designed to withstand high spot-loads, suitable for direct liquid cooling) or a mezzanine providing 2x 22,000sqft halls.
Permissions includes usage as a data centre, a large louvered cooling compound (large enough for 30MW at N+1) and a large louvered generator enclosure (large enough for 30MW at N+1 on a ratio of 1 in 5), both of which are abstracted, giving the operator of the site maximum flexibility.
The property has a dedicated ground floor storage and build area, and a large office area on the 1st floor. Fibre providers run in front of the property and at the end of the road, and a telecoms company operate a data centre next door.
The property will be available a powered shell with security fencing (no HVAC or switchgear) in 2026, and is available for long-term lease or sale.
